Apple released Xcode 27.1 beta build 27A9269 on September 18, 2026. For most teams the headline is not a new editor feature. It is the arrival of the iPhone Duo Simulator runtime and iOS 27.1 SDK.
The confirmed toolchain
Apple lists Swift 6.4 and SDKs for iOS 27.1 and iPadOS 27.1 alongside version 27 SDKs for macOS, tvOS, watchOS, and visionOS. The host requirement is macOS Tahoe 26.6 or later.

iPhone Duo Simulator support
The release notes explicitly name the iPhone Duo Simulator runtime. Install the iOS platform component, choose the Duo destination in Xcode, and run through Device Hub. This makes repeatable layout and lifecycle testing available before broad access to physical hardware.

Previews and adaptive work

Known beta limitations
